But a third district posted a quieter, equally compelling story: Gahanna-Jefferson City School District recorded 74 closed sales in July, up 13.8% year over year — a healthy, sustainable pace of growth built on real transaction volume, not a small sample size.

Pricing kept pace right alongside sales volume. The average sales price in the Gahanna-Jefferson district climbed to $477,910, up 12.6% year over year, while the median sales price rose to $438,000, up 12.5%. That puts the district well above the regional median of $350,000, while still sitting more accessibly than premium northern corridor communities — a middle ground that's clearly resonating with buyers.

The district benefits from a mix of established, tree-lined neighborhoods and newer infill development, giving buyers a range of price points and home styles within the same well-regarded school system — a combination that tends to support steady, durable demand rather than the kind of spike-and-cool pattern seen in some faster-appreciating pockets.


For sellers in the district, July's numbers make a clear case: double-digit growth in both sales volume and price is a strong signal that demand isn't just present, it's broad-based across price points. For buyers, Gahanna-Jefferson offers a way to buy into a strong, appreciating school district without stretching into the premium price tier of some of Central Ohio's hottest northern suburbs.
