The Central Ohio Fall Home Checklist: What to Do Before the First Freeze

According to the National Weather Service, Columbus typically records its first 32 degree night around October 27. That gives Central Ohio homeowners a short window to get ahead of winter before freezing temperatures, wet leaves, and our freeze-thaw cycles start testing the house.


A few hours of fall maintenance now can prevent the most common and most expensive winter problems I see come up in home inspections. Here is the checklist I share with my clients.



Before the First Freeze


  • Disconnect garden hoses and shut off and drain exterior spigots if they are not frost-free. A hose left attached can trap water in the line and lead to a burst pipe inside the wall.
  • Winterize the irrigation system, if you have one. Most local irrigation companies book up quickly once overnight lows start dropping.
  • Bring in or cover outdoor furniture, grills, and planters that can crack in freezing weather.



Gutters, Roof, and Drainage


  • Clean gutters after most of the leaves have fallen. In neighborhoods with mature trees, like much of Upper Arlington, Clintonville, and Worthington, that often means cleaning them twice.
  • Check that downspouts drain at least a few feet away from the foundation. Water pooling near the foundation is one of the most common sources of basement moisture.
  • Look at the roof from the ground for missing or lifted shingles and damaged flashing around chimneys and vents.



Heating and Safety


  • Schedule a furnace tune-up before the first cold snap, when HVAC companies are busiest, and replace the filter.
  • Test smoke and carbon monoxide detectors and replace batteries. Any home with gas appliances or an attached garage should have working CO detectors.
  • Have the chimney inspected if you use a wood-burning fireplace.
  • Test the sump pump by pouring a bucket of water into the pit and making sure it kicks on and drains.



Seal Out Drafts


  • Check weatherstripping on exterior doors and replace any that is cracked or compressed.
  • Re-caulk gaps around windows and where pipes or wires enter the house.
  • Make sure the garage door seals close fully against the floor.



Why This Matters When You Sell


Even if you are not planning to move soon, fall maintenance protects your sale price later. Most buyers have their home inspected, and deferred maintenance items like clogged gutters, water near the foundation, or an overdue furnace often show up in the report and turn into repair requests or price negotiations.


Keep a simple folder of receipts and service records for furnace tune-ups, gutter cleanings, and repairs. With more than 6,000 homes for sale across Central Ohio in August, buyers have plenty to compare, and a well-documented, well-kept home stands out.



Bottom Line


Columbus averages its first freeze in late October, so the next few weeks are the time to drain outdoor spigots, clean gutters, service the furnace, and seal drafts. These small tasks prevent costly winter damage, and the records you keep become a real advantage when it is time to sell.
