The Condo and Townhome Opportunity Buyers Are Overlooking

Most of the attention on Central Ohio's housing market goes to single-family homes, and June's numbers show why: 2,732 single-family closings, up 5.8% year over year, according to the Columbus REALTORS® Central Ohio Housing Report. Condo sales tell a quieter story — 368 closings, essentially flat compared to a year ago. For buyers willing to consider a condo or townhome, that gap is worth a closer look.



The Numbers Behind the Gap


When one segment of the market is growing and another is flat, it often means demand and competition are unevenly distributed. Single-family demand has been strong enough to keep pushing sales higher even as supply grows regionwide. Condo demand, by contrast, hasn't kept pace — which can translate into less competition per listing, more room to negotiate, and potentially more time to make a decision without feeling rushed into an offer.

Why Buyers Should Pay Attention


A flat condo market doesn't necessarily mean condos aren't a good option — it often means they're an under-shopped one. For first-time buyers priced out of single-family competition, downsizers looking to simplify, or anyone drawn to lower-maintenance living, a segment with steadier (rather than surging) demand can mean a calmer buying process: fewer multiple-offer situations, and more negotiating room on price or closing cost credits.



Where to Look


Condo and townhome inventory tends to be concentrated in specific pockets of Central Ohio rather than spread evenly across the region — close-in neighborhoods, walkable districts, and newer townhome communities in the suburbs all offer different tradeoffs on price, space, and HOA structure. If a condo or townhome hasn't been on your radar, it's worth widening the search to see what's actually available at your price point.



Bottom Line 


While single-family competition remains strong, June's flat condo numbers suggest a segment of the market that's getting less attention than it might deserve. For the right buyer, that could mean a smoother path to a purchase.
