  • 3,083 homes sold across Central Ohio in July 2026, up 6.3% year over year
  • Total inventory reached 6,193 homes, up 9.8% year over year
  • Median sales price hit $350,000, up 2.3% year over year



Why This Combination Matters for Sellers


Buyer demand is still growing — closed sales are up more than 6% from last July, which tells us people are actively transacting, not just browsing. But look closely at the inventory number: it's climbing faster than sales. That gap is the story sellers need to pay attention to.


When inventory grows faster than demand, it usually means one of two things is coming: either the market absorbs the extra supply and stays balanced, or competition among sellers starts to intensify and homes that aren't priced and presented well start sitting. Right now we're still in a window where demand is strong enough to support both outcomes — but that window narrows as more listings hit the market heading into fall.



What This Means If You're Thinking About Listing


The practical takeaway is simple: sellers who list in the next several weeks are still competing in a market with real, active buyer demand. Sellers who wait until inventory has caught up further will be competing against more listings for a buyer pool that historically thins out after Labor Day.
