Community Spotlight: A New Sunbury Community That Left an Impression

I recently toured a brand new community in Sunbury and walked away more impressed than I expected.


The word that kept coming to mind throughout my visit was intentional.

Now, to be clear, this community is still in its early stages. Outside of the model homes, the neighborhood itself has not yet been built and the amenities are still planned rather than completed.


What I was evaluating wasn't the finished product.


It was the vision.


And that's exactly what caught my attention.


As a Realtor, I tour a lot of new construction communities. Beautiful model homes are expected. What interests me most is the overall site plan and how the community has been designed.

One of the first things I noticed was the emphasis on preserving green space.


In many new construction neighborhoods, homesites backing to open space or natural views are limited and often carry a premium price.


Looking at the site plan here, a significant number of homesites are planned around green space, trails, wooded stream corridors, and open areas.

The community is expected to include approximately 570 homes with pricing starting in the $400,000s.

Planned Amenities


The planned amenities are extensive and include:


Resort-style pool

Fitness center and movement studio

Pickleball courts

Golf simulator

Nearly 15,000 square foot clubhouse

Community garden

Event lawn and gathering spaces

Outdoor fire pits

Miles of walking trails

Preserved natural areas and wooded stream corridors

One feature I found particularly interesting is that the community plans to have a dedicated onsite Lifestyle Director.


Their role will be to coordinate events, activities, clubs, and opportunities for residents to connect with one another.


That may sound like a small detail, but I think it speaks to the larger vision for the neighborhood.


The focus isn't just on building homes.



It's on creating a community.


Whether this community is ultimately the right fit for you will depend on your goals, lifestyle, and budget.


But from a planning and design perspective, it's one of the more thoughtfully conceived new construction communities I've toured recently.
