A Standout Month for a Familiar Name


Every month, a handful of Central Ohio school districts post numbers that pull away from the pack. In July, Upper Arlington City School District was one of them — and unlike some of the newer growth corridors that show up in these reports, this is a community I work in every day, not an unfamiliar name on a spreadsheet.


  • Upper Arlington City Schools: 48 closed sales, up 29.7% year over year
  • Average sales price: $834,319, up 18.0% year over year
  • Median sales price: $667,500, up 14.5% year over year


For context, two other districts also stood out regionally in July: Big Walnut Local Schools in Sunbury (52 closed sales, up 85.7%) and Gahanna-Jefferson City Schools (74 closed sales, up 13.8%). Both are worth watching, but Upper Arlington's combination of price strength and volume growth in an already well-established, land-locked community is the more unusual story.




Why This Is Happening in a Built-Out Community


Upper Arlington isn't a growth corridor with new subdivisions going up — it's a mature, largely built-out community. Nearly 30% more closed sales alongside double-digit price growth in a market like that usually points to genuine, sustained demand for the schools, the walkability, and the proximity to downtown, rather than a temporary surge tied to new construction.

If you're selling in Upper Arlington, this is a strong signal that serious, qualified buyers are actively competing for homes in the district right now — which supports confident, data-backed pricing rather than guesswork. If you're buying, it means you should expect competition and be ready to move when the right home comes up, since a district posting these kinds of numbers doesn't tend to sit still for long.
