Freddie Mac put the average 30-year mortgage rate at 6.54% in July. That's not the 3% rate a lot of buyers remember from a few years ago, and it's also not the 7%-plus rates we saw at points last year. It's landed in a middle zone that's starting to feel like the new normal — which means waiting for a dramatic drop may not be a realistic strategy.



Why Your Purchase Price Matters More Than Ever


With rates holding roughly steady, the biggest lever you actually control is what you pay for the home itself — not the rate. In a market with the highest July inventory in over a decade, that's good news: you have more room to negotiate on price, request repairs, or ask for closing cost help than buyers had a year or two ago.


  • Total inventory: 6,193 homes and condos, the highest July level in over a decade
  • Months of supply: 2.4 — still a seller's market, but easing
  • Rate buydowns and seller concessions are increasingly on the table in negotiations



A Few Ways to Manage the Rate Itself


You do have some tools beyond simply accepting the going rate. A temporary or permanent rate buydown, paid by you or negotiated from the seller, can meaningfully lower your first few years of payments. Some buyers are also choosing to lock a rate today with a plan to refinance later if rates ease — treating today's rate as a starting point rather than a permanent one.

6.54% isn't the rate to wait out — it's the rate to plan around. With more inventory to choose from, your negotiating position on price and terms may matter more right now than the rate itself.
